TERMS & CONDITIONS
A deposit of 50% of the full rental amount must be received into the account stated on the invoice within five working days after the invoice has been issued. If a deposit is not received within this time the booking may be cancelled. It is within the owner’s discretion to cancel the booking if the deposit is not received within the time frame indicated.
Final payment is required 60 days prior to arrival (90 days for Christmas/New Year) If final payment is not received by the appropriate date the owner reserves the right to cancel the booking and retain the guest’s deposit.
For bookings made less than 60 days prior to arrival full payment will be required within five working days of issuing an invoice.
All payments must be made in either Singapore Dollars or US Dollars into the account stated on the invoice. All bank charges incurred must be paid by the guest. A charge will be added to invoices where funds are received into Singapore (US$35) or Indonesia (US$45) from overseas, to cover local bank charges.
All deposits and final payments are non-refundable. A guest may request a change of date after having paid a deposit (only one change of date per booking is allowed) and this must be utilised in the calendar year in which the original booking was made. Any amendments/changes to a booking will be subject to availability and at the Owner’s discretion. If a booking is cancelled within 6 weeks of the commencement of the holiday a 50% penalty will apply.

The villa sleeps 8 adults and 2 children. One extra child can be accommodated on a camp bed or in a cot. If the guest that has booked the villa arrives with more people than confirmed on the booking form, the group will be refused entry and all payments will be withheld by the owner. This is for insurance purposes as well as the safety and well being of all guests.
All incidental charges such as food and beverages, in-house spa treatments, extra car hire etc must be paid on check-out in either US$ or local currency. On arrival at the villa a deposit of US$150 per adult guest must be paid to the Villa Manager and topped up as necessary to cover incidental charges.
EVENTS AND PARTIES
A guest wishing to hire the villa for a wedding or party must stipulate this during the booking process. Extra charges will be incurred for events and parties and these can be confirmed on application.
DAMAGE OR LOSS
The guest hiring the villa is responsible for leaving the villa in the same clean and tidy condition that it was found in. If the property suffers from damage or loss as a result of the guest or a member of his or her party being the cause of the damage then the cost to repair or purchase new items will be charged back to the guest who made the original booking
The Owner will not accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of the property, pluming, gas, electrical or otherwise and exceptional weather conditions. No responsibility is accepted for the personal belongings of the guest or any member of his or her party during the holiday.
